The habit that separates agents who hit six figures once from agents who hit it every single year isn’t a tactic. It’s a decision to pick something specific and execute it without exception. That’s it. That’s the whole secret, and it shows up in every answer our brokers gave us. Below, we’ve broken down what that looks like in practice, straight from the people coaching our agents every day.

The Database Habit: Daily Contact and Volume

Four of our Market Presidents pointed to the same fundamental truth: your database is your business, and it only works if you show up for it consistently.

Guy puts it plainly: identify your sphere of influence, put it in a spreadsheet, and speak with 10 people every day, Monday through Friday, “consistently, religiously, without excuses.” Sue echoes the same discipline: daily prospecting, without fail, no excuses. Trevor takes a slightly different angle, emphasizing that success comes from a handful of proven, dollar-producing activities done relentlessly, rather than juggling ten different tactics halfheartedly. And Lorna gives it a weekly frame: talk to 50 people in your CRM, every week, no exceptions. The numbers vary. The philosophy doesn’t. Pick your people, put them on a schedule, and treat that schedule like it’s non-negotiable… because it is. If you’re building this habit for the first time, start smaller than you think you need to. Five calls a day, done every day for a month, will outperform fifty calls made once and never repeated.

The Lead-Source Habit: Picking a Lane and Committing

Not every Market President habits to build a successful real estate career pointed back to sphere of influence and that’s an important lesson in itself. Veronica keeps it simple: be farming and doing open houses, full stop. MJ emphasizes follow-up and follow-through paired with farming. Rich has one answer: call expireds.

None of these brokers said “try a little bit of everything and see what sticks.” They each picked a specific lead source and committed to working it completely. That’s the real takeaway here. Whether you choose farming, open houses, or expireds, the lead source itself isn’t what determines your success. Your willingness to work it without half-measures is.

Clay takes a similarly relational approach: growing and cultivating your sphere through phone calls, lunches with friends, and (this part matters) actually asking for the business instead of waiting for it to be offered.

This habit group is a reminder that real estate is still a relationship business, even in a market full of automation and algorithms. Giving first (your time, your attention, your genuine interest in people’s lives) builds the kind of trust that turns into referrals for years. But don’t miss Clay’s second point: giving first doesn’t mean never asking. The agents who thrive do both.

The Professionalism Habit: Showing Up and Staying Consistent

The last group of answers didn’t focus on scripts or call counts at all. Instead, they focused on standards.

Joy’s habit is refreshingly concrete: three social media posts a week, same format every time (one personal, one business, one just for personality). Her point is that consistency in what you post matters more than chasing constant novelty. Mia’s advice cuts even deeper: “Get up, dress up, show up — full time. Present yourself as the full-time professional you ARE. Perception is reality, so be your authentic self, but treat this like the essential career it is.” And Diane frames her habit as a production goal stated like a discipline: work on getting a sellable listing every single week.

These three answers are proof that the habit behind a six-figure year isn’t always about outbound activity. Sometimes it’s about the standard you hold yourself to, like how you show up, what you post, and what you commit to producing, week after week.

The Power of the Non-Negotiable

Look back across all 12 answers and the pattern is impossible to miss. Calls, farming, content, listings, the specific activity changes from broker to broker, but the underlying habit to build a successful real estate career is identical: pick something specific, and do it without exception. Not one broker said “it depends on how you feel that day.” Every single answer assumes discipline as the baseline, not the exception.
