We worked with two customers with disabilities, a deaf husband and wife. I’ve never cried at a closing before, but did at this one! They were so appreciative during the entire process and we’ve become friends. They call upon us frequently to help with repairs, viewing documents, and more.

Enroll in our company’s classes, especially for Dotloop, Buyside, Cabernet Corner, and more. Keep going back. Know your marketplace, go to open houses, use your manners, and listen quietly.

Network…internally and outside the company and your sphere of influence. Go back to the basics.

We use it for keeping track of what cards we mail too. Last, our PropertyWare software for Asset Managers. Honestly, there’s too much to list!

Q. How many years of real estate experience do you have?

Q. What’s your favorite thing about working in real estate?

My favorite thing about working in real estate is helping people with their all of their real estate needs. Using every moment as a teachable moment for each customer, especially those who are buying for the very first time. I love knowing I was able to help them reach their real estate goal, which for many are in crucial times of their lives.

Q. Will you share a favorite or memorable experience with a customer?

There is one, they were a young couple, they made a post on one of our towns Facebook group saying they needed a new realtor because the one they used to have was not really working in their best interest; one of my previous customers tagged me in that post. I immediately messaged them directly. After a few minutes of talking and having a bombarding amount of messages from other realtors, they chose me. The young couple advised that it was the fact that I didn’t come in trying to sell myself as to why I’m the one they should choose, but because I immediately began sending properties and letting them know I’d be willing to show them these properties right away.

We then met up and began the home showing process, the first home they chose to put an offer in, we got our offer accepted, and there were a few bumps in the road, and had to even switch lenders, but they were so cooperative, the listing agent also very understanding, we were able to get them to the closing table and they were able to finally get the keys to their very first home, all the while expecting their very first child. Which is why this home was so much more important for them. I felt so grateful and honored that I was able to help them in this major milestone of their lives.

Q. What’s the best advice you have for an agent who is brand new to the industry?

The best advice I can give to a new agent, just do it – like Nike’s slogan. DO NOT BE AFRAID. Fear is the biggest reason of people’s lack of success anywhere. Believe in yourself, believe in your talent, and learn to become comfortable in being uncomfortable. Growth and success is never easy or comfortable. Be willing to learn, take every workshop you can, you can never hear the same info too much, because with every time you hear it you will get something new from it every time.

Q. What’s the best advice you have for an experienced agent who wants to expand their business?

Best advice for an experienced agent, as a new agent myself, always be willing to teach, and to share knowledge and even learning from the newbies like myself. You can grow your very own team and learn new perspectives that you may not have thought about that can allow you to market yourself & your business in a new and strategic way.

1. CRM/ Ninja Flow- I love the fact that with our CRM I am able to add any customer I come across and have the ability to set them up with Property Watch. By having them on my CRM they automatically receive these Ninja Flow emails opening up the opportunity of communication and keeping myself on the top of their mind and letting them know I haven’t forgotten about them.

2. Website/ All marketing tools i.e MADI- If there is something that in this day & age we need is a website. Everything is accessed online nowadays and a lot of people will judge our capabilities by what they see online in your website & social media. By having BHHS offer a fully executed website from the very beginning, allows a HUGE head start in this business, especially someone like me who signed up with BHHS the moment I became licensed in Oct. of 2021 and didn’t have enough funds to create a website or create any marketing tools to begin promoting oneself. And with this new resource MADI, it’s truly a “Canva” specifically designed for us.

3. Agent Help Site- This one is pretty broad because there are so many tools to mention, but the fact that there is this site it is the best. I can go back to what I learned in BHU by clicking on the search bar and just typing BHU. Through the marketing road show, I learned where in the help site we have access to self marketing tools to use in listing presentations. Just so many useful tools that will allow the expansion of one’s business especially in the early stages when you’re just starting.

Q. How do you feel about our company culture?

I love what Florida Properties Stands for. The mission statement if you will; Trust, integrity, stability, longevity. I am so big, on a very personal level, on all of those things!

In a time when people feel they can’t trust others and much less a fortune 500 company because they think that they are just out for the money; BHHS truly prides themselves on being everything that will set them apart from the rest.

When I was still taking the real estate course, I had been recently approved by the DBPR to take the state exam, I received an email from BHHS Spring Hill office to schedule an interview. It was then that I clicked on the BHHS website link and noticed that BHHS had everything I ever wanted in a company.

I didn’t even know who BHHS was, I didn’t know about Warren Buffet, I was truly brand new to the real estate world in every aspect. But I saw that this brokerage were Realtor members, which is something I wanted. I had learned as I was taking the course that by being a Realtor you are held to a higher standard of practice, and I desired that. I want to be able to be known to work not only for a company, but establish myself as a business that works ethically. I also noticed that BHHS was all about Luxury Living & even has a commercial real estate division is something I also loved. I was born in poverty, and growing and rising up to not only work for such a prestigious company but be able to potentially get into Luxury & Commercial sales was a dream come true to me. I am a step closer to achieving all my goals with BHHS.

Everything! Their level of support is unmatched. I can call my broker, broker associate, and even other brokers and leaders in other offices, and they are ALL willing to help, guide and provide their wealth of knowledge.

As a brand new agent the biggest thing that really allowed me to boost my confidence despite my initial lack of experience was the Name recognition & reputation. When I found out who Warren Buffet was and the size and reputation of BHHS, I was taken aback and felt so privileged to have been given the opportunity to work with such an amazing company.

Saying that I belonged to BHHS and its team, allowed me to be confident that I will be able to provide an excellent level of service to every single customer.

I believe in working as a team, I believe that in this business and in life we need to surround ourselves with the right people that will inspire, teach, guide and help us get to where we meant to go. I love it! I worked for a non-profit organization, that I truly believe needs even more recognition still. I worked for Healthy Families- Pasco/Hernando for nearly 2 years. They fall under the Pasco Kids First umbrella. They provide an array of services to families. Healthy Families is on the forefront to help prevent child abuse. With this program it starts from the very beginning providing resources, support & a curriculum that has been state approved and funded. We received referrals from the Dept of Children’s & Families and other sources when the mother is either pregnant or with a new born, working with them all the way to graduation which is when the child is 5 years old.
Pasco Kids First is the next step when the child has been in child abuse, or sex trafficking cases. They provide therapy, and other services to help these families to become healthy and provide support in the difficult times.

I quit my job in the organization to become a realtor full time. My goal, which I mentioned on my exit interview, was to be able to make it in real estate so big, that I can give back tens of thousands of dollars to continue helping them fund and provide next level service to all these families,

So the fact that BHHS is big on supporting the community and non profit organizations gave me even bigger reason to KNOW that I came to the right company from the very beginning.

I helped an elderly couple sell their home in the middle of the coronavirus pandemic. The wife was overwhelmed since she had to pack up all on her own because her husband had just had a stroke and she had also lost her son earlier that year. I helped her find movers, cleaners, and also a smooth closing. To see her relief as she left for Michigan to be close to her family was a satisfying thing.

Learn as much as you can as fast as you can. Also don’t lose faith. Sometimes it takes a while to get your first closing. Do the basics and do them consistently.

Q. What’s your favorite thing about working in real estate?

Meeting people and learning about them. Their story, their background and how I can help them achieve their goals.

Q. Will you share a favorite or memorable experience with a customer?

My Aunt is a cancer survivor and she has a group of friends from her time in treatment. One of her friends, also a cancer survivor, was a lady about 70 years old who had lost her husband a couple years earlier. They owned this single family home so she was taking care of all the maintenance. Cleaning, the yard work, trimming trees, and keeping the pool clean. The home was spotless but she was getting tired of keeping up with all of it and needed a condo so someone else could take care of those things. We listed her home and received 27 offers (this was 2017). Yes 27! 27 families loved the home they had created and put so much love into! During the process we had Hurricane Irma come through, she lost power for 4 days, and part of her fence was damaged. She didn’t complain about it but just keep overcoming each obstacle that she was faced with. What struck me with this customer was how strong she was throughout the process. It was not an easy transition for her but she had the courage through the ups and downs to continue pushing through. I think this a good example for life. Not everything will go as planned so you must be able to persevere. She ended up falling in love with a condo not to far from her home that she could put her own touch on.

Q. What’s the best advice you have for an agent who is brand new to the industry?

Find an office that is supportive and is invested in your success. Ask to speak with the agents in the office to get a feel for what the culture is like. Then organize your contacts, whether is on a spread sheet or a CRM. Keep track of everyone you know and stay in touch with them.

Q. What’s the best advice you have for an experienced agent who wants to expand their business?

Price is what you pay, Value is what you get. If you are looking for a company that gives you the most money per transaction don’t waste your time here. If you are looking for a company that is invested in you so you can become the best version of your self and therefore expand your business to reach out biggest goals then meet with one of our Managing Brokers.

Buyside – So many different ways to utilize this program for your business. Lead Gen, marketing, coming soon, monthly seller reports. I used it for all of my listing consultations and to stay top of my with my SOI.
ACE – This takes the guess work out of the initial marketing launch. Everything is already created for you and all you have to do is send it where you want it to go. It saves me time and it’s like having a personal assistant that is great at creating each marketing piece you would need for the listing.
Spacio – I like to have all software talking to each other and then platform connects to my CRM and sends follows immediately after the person leaves the home. For an open house, I use this to have people sign and and automate the follow up process. It saves me time from entering in data into my CRM and allows me to makes notes for each person that signs in so I can remember what we talked about and what’s important to that buyer.

This company ensures that the agents are in the best position possible to be the best they can be for the public. They are always striving to be a better company and provide more for the agents, be supportive for the agents and this just frees up the agents the be the best person/agent they can be. Serving people as they find a dream home for their situation and ensuring they get the best deal possible for them. I enjoy getting to know them and sharing in their process and then keeping up with them afterwards to see how they’re enjoying their new home.

A husband in my church named Ryan came to me 4 months after getting married and he said “I need to put my family in a home.” The three of us met to strategize and then began looking at homes. I first took them to a resale home in a neighborhood they were familiar with and I heard them express what they did and didn’t like about it. He pulled me to the side and basically said he wasn’t interested in the familiar anymore so I set an appointment for us to sit down with a salesperson from Lennar and we showed them a beautiful home from Lennars’ legacy series, fully loaded with all the upgrades in a community with all the amenities. They loved the house and the salesperson got them pre-qualified on the spot and then said “Ok I need you to go get me $1500 in a money order and we can close in 30 days.” Ryan looked at me and said “Huh? Right now? Tonight?! Wait I have to go smoke a cigarette. I didn’t know you could do it that fast!” I told him “I don’t play when it comes to real estate! My buyers tell me what they want and I get after it.” They’ve been in that home now for almost a year. It was pretty funny to see the shock on his face.

Q. What’s the best advice you have for an agent who is brand new to the industry?

Trust the process, believe in yourself and don’t chase money. Look for opportunities to serve others. Filling your pipeline is the best way to ensure consistent earnings and long term success.

Q. What’s the best advice you have for an experienced agent who wants to expand their business?

Don’t be afraid to try something new, step outside of your comfort zone. Don’t be afraid to expand your territory into places you haven’t previously considered. Look at your circle and see who’s around you; are they encouraging/challenging you to grow and expand or content with you being where you are? Everything about your sphere of influence is a reflection of you and your success. If you’re not where you want to be or you desire to go further, start there.

Well the brand doesn’t do hokie things to compete (wish I could insert an attachment here from another brokerage to illustrate my point.) like flash numbers to show how much better we are than everyone else. Every time I need something whoever I ask helps me right away. Whoever I’m referred to within our Florida Properties Group ranks is always knowledgable and helpful and willing to lend support. Knowing that I have an entire team behind me and being able to tell my buyers and sellers that makes a significant difference.

Servant leadership, state of the art resources and availability. The state of the art resources makes my job easier and makes me more efficient. Time is a scarce resource so the more that I’m able to accomplish in less time the better. Servant leadership is what I aim for and so I thrive off of it. The people I work with are always trying to genuinely make me better and help me grow into the best realtor that I can be. Availability is key because real estate never sleeps and access to information in a timely fashion can be crucial to closing a deal.

I love the annual event for the entire company. The fact that Dewey and Allen remember me and care about what I’m doing means a lot to me and they’re both American patriots which is important to me as well. I think America is the greatest country in the world and I find that those who respect this nation, the flag and all it represents are generally honorable folks that I enjoy being in relationship with. I work with so many people, but one memory that sticks out was when I was working with an ER doctor in Lakeland. He worked the night shift but would drive his daughter around during the day as a baby so she would sleep. Always keep your focus on the customer, not on the income. You have to be willing to commit and work 100% of the time. This is the hardest job anyone will ever have. It’s a job, not a hobby. You are running your own business. You have to know everything. It’s YOUR business.

The Just Listed postcard program is something I love and my customers love. It’s so easy to use, which helps me out with all of the other marketing items on my list.

The Adwerx digital retargeting advertising program is another feature both my customers and I enjoy. It’s such a huge benefit and another way for me to market their home to sell quicker and for top dollar. The analytics that are automatically sent out always impress my sellers.

As mentioned before, I LOVE TAMPA! And because I love to sell Tampa, the Relocation Guide our marketing department put together is a must on my list of favorites. I represented the buyer on this specific transaction. She was hispanic decent and the day of closing was such a huge accomplishment for her. As she was signing her life away with all the documents, one of the documents had her moms name and past last names. She hasn’t came across that name since she used to live in Peru at a young age. Tears came strolling down her face, and my client said “this is an accomplishment I never thought I would obtain. I am the first in my family to do this.” Truly an amazing moment!

Everyone’s pace is different. Don’t put your head down, or throw in the towel if you don’t see results right away. The grind and the end result is far more worth it. Don’t be afraid to be UNCOMFORTABLE.

Q. How many years of real estate experience do you have?

Q. What’s your favorite thing about working in real estate?

I love being able to connect with customers and help them step by step through the process of buying or selling their home. For those relocating to Tampa Bay, I enjoy sharing resources and referrals, and places to explore and visit, to help them with their transition in moving to a new city and falling in love with it! I also enjoy the unlimited growth and potential as a Realtor and within the industry.

Q. Will you share a favorite or memorable experience with a customer?

I’ve had the opportunity to help a few families purchase homes in South Tampa while they made a cross-country move. They happened to have children around the same age as mine, so I was able to share my referrals and resources regarding childcare, adult and pediatric doctors, parks, playgrounds, children’s activities and introduce them to my friends, other clients who have also recently relocated, and some of their new neighbors, to help them settle in and feel a sense of connection and community. Its been so much fun to become friends and watch our children do the same!

Q. What’s the best advice you have for an agent who is brand new to the industry?

I would advise a new agent to have an abundance mindset. There is plenty of business out there for everyone! Be grateful and appreciative of everything you have in life and what you are able to provide to others. I would suggest getting involved in your community, volunteering, and meeting new people. Networking and putting yourself out in the community will provide future opportunities as a Realtor.

Q. What’s the best advice you have for an experienced agent who wants to expand their business?

There are unlimited opportunities within Real Estate. Organize your goals and a business plan to obtain those goals, then put it into action. Make sure at the end of the day, your list of items that must be completed the following day is written down and organized. Also, always continue to learn in order to grow!

Berkshire Hathaway is an internationally recognized and well-respected brand. I’ve had customers reach out to me because they have previously had great experiences with the brand and want to work with a BHHS agent. Our relocation and referral department has built amazing connections with businesses, recruiters and other BHHS brokerages, and offers additional opportunities to work with new customers.

Q. Out of all the tools and services we provide, in your opinion which would you list as the “Top 3” and why?

1. Access to a full-time managing broker, assigned specifically to my office. Having a person as a knowledgable resource, who will hold you accountable for reaching your goals is huge!
2. The marketing department is always coming out with new resources and ideas for creative marketing. They send reminders and campaigns to make it simple for Realtors to promote themselves.
3. Our online resource center houses so many important resources and documents that we are given access to as agents. I like using the buyer and seller checklists, which help ensure that no details are overlooked during the process first contact with a customer to following up after the closing.

Q. How do you feel about our company culture?

I love the office environment and company culture as a whole. Through office meetings, holiday celebrations and social events, I was easily able to meet and get to know all of the agents in my office. There is a sense of camaraderie, willingness to help one another and an abundance mindset, which is so important within this industry. BHHSFLPG hosts training events throughout the year and mastermind groups, which rotate to different offices, so there are opportunities to get to know and network with agents in the other offices. I love that the company puts on a local conference and holiday celebration every year to bring all of the offices together in a fun environment.

Q. What do you love most about our leadership team?

The leadership team is approachable and truly wants the best for their Realtors and to see them succeed. They are open to feedback and implement solutions to help make processes and resources readily available. I was welcomed to BHHS with a phone call from one of the owners. They are in the business day to day and can easily be reached and often seen in the different offices.

Q. What do you love most about our in-house services?

I really appreciate the staff and support that is offered. They are friendly and also there to help find solutions and continuously educate us.

I love how many opportunities there are within the company and individual offices to get involved and give back to the community through fundraisers and hands-on experiences.

I enjoy making the home purchase or selling process seamless for my clients.

Q. Will you share a favorite or memorable experience with a customer?

My very first listing… My client made it extremely clear that she has previously SOLD her own homes in 6 days or less. I got it SOLD in 3 days!!! She had me nervous and scared, but she pushed me to step up and get the job done.

Q. What’s the best advice you have for an agent who is brand new to the industry?

Learn as much as you can about the industry. Go to trainings, conduct Open Houses to gain customers, and make sure to tell EVERYONE what you do for a living.

Take RISKS. Stay connected with technology, and connect with past clients.
